First we will want to discuss your goals and reasoning for your sale – whether it simply an investment return or if you are hoping to upgrade or downsize for your next home purchase.
We will discuss a price to list your home for based on comparable sales in your area and what you need to net.
We will set up a professional photography shoot with high resolution photos that will make your home shine!
We will place these beautiful photos on high quality flyers that will go on your kitchen counter and in the flyer box that will hang on your for sale sign for people driving by to take.
We will help facilitate all showings and try to gain feedback for you from your visitors and their agents
Open houses and Broker’s tours will be a chance for us to sit at the home and welcome the general public and other agents to come and view your home.
Websites such as RMLS, Zillow, Trulia and Craiglist will show your listing to potential buyers and get them to come look!
Once an offer(s) is received, we will sit with you and discuss all of the terms and how they will affect you.
After selecting an offer, the buyer will take an Earnest Money check to Escrow.
Next you will fill out Seller Disclosures for the buyer which is your chance to tell them what you know of the home.
If they have no objection to the disclosures, they will next schedule a professional home inspection at their expense.
They will receive a home inspection report, and may come back and ask you to fix things that were concerns of theirs on the home – we will help negotiate these repairs with you, the buyers and their agent – we will get bids, etc.
The buyer will also need to get a professional appraisal of the home to determine current market value – if there are any issues with the home appraising low, we will help come up with a strategy to continue with the sale.
After the disclosures, inspection and appraisal are satisfactory to the buyer and their lender – everyone will sign at Escrow.
After signing at Escrow – the transaction will fund and record and you will receive the proceeds from your sale!!!
